What are my upfront costs?
When you choose to proceed with us, we ask that you pay for the cost of your credit report fee and your Fannie Mae or Freddie Mac initial underwriting approval. Once your initial approval is obtained, we will order your appraisal. You may either pay the appraiser upon arrival to your property, or pay us and we will make payment on your behalf. In some states we will not charge you specifically for credit, underwriting or appraisal, but will charge an all inclusive application fee instead.

Will my money be there on time for loan closing?
Yes! We use our own funds for closing and will either wire or send certified funds to your closing agent with the final loan documents so the money will be there for you when you’re ready to close.

How do I save money?
We do not charge originations fees, we do not pay commissions, and we do not bump the rate to earn a fee. We give you wholesale rates, not the marked up retail rates from brokers and large retail lenders with household names. On average, our customers save 1/4% on the interest rate or roughly $1,800 to $2,200 per transaction.

When can I lock in an interest rate?
Any time you wish after you have received initial approval, which is most often the same day you apply.

Can we get pre-qualified before we find a home?
Absolutely! Many of our customers ask us to pre-approve them before they make an offer. This is always a good idea, and we’ll be happy to prepare a Conditional Loan Approval for you to submit to your Realtor when making an offer.

Can I finance my potato farm?
Sorry. Our loan programs are for residential single family homes, condominiums, townhomes, or 2-4 unit properties. Residential investment properties are allowed.
